What changes the scope
Leeds rendering quotations: what changes the scope
This guide publishes no monetary figures, because no contractor's prices have been verified. It explains instead what makes a Leeds render job larger or smaller, so two quotes can be compared on what they actually include.

House type and access
Start with the number of outside walls. A mid-row back-to-back may have only a front to render; a through-terrace adds a rear, often reached through a passage; a semi adds a full side wall, a bay and perhaps a porch. More faces mean more edges, beads and fittings, not just more area.
Then access. A terrace front on the footway usually needs a highway permission for the scaffold, and Leeds City Council requires one for scaffolding, platforms and materials on a road or pavement. A rear wall reached only by a narrow ginnel means carrying every bag in and every load of rubble out by hand.
Stripping and what lies behind
How much render is hollow decides how much comes off. Pebbledash and hard cement renders take longer to strip than render that is already loose, and the rubble has to be bagged and removed. Once the wall is bare, repairs appear: bricked-up openings, cracked lintels, soft joints, damaged faces and uneven areas needing dubbing out. A clear quote prices what can be seen and explains how anything found later is photographed and agreed.
Finish system, details and rules
Systems differ in steps. A thin-coat silicone has a meshed base coat, primer and topcoat, with Structherm asking for base coats to be left at least 14 days before its topcoat. A scraped monocouche is one thick coat but has to be sprayed and scraped elevation by elevation from one batch. Details add up: bell-cast beads above the DPC, stop beads at each party line, extended sills and every downpipe, light and bracket.
Rules can enlarge the job. Approved Document L treats replacement of the render layer as renovation, and past half of a wall or more than a quarter of the envelope it expects insulation where that is feasible; building control can confirm which applies. In Leeds's conservation areas, distinguish new cladding from repairs that leave the appearance materially unchanged when checking permission. Weather adds its own delays, because render should not be applied in frost, heavy rain or hot drying wind.
| Item | Why it matters |
|---|---|
| Number of external walls | Each face adds beads, edges and fittings |
| Pavement or passage access | Licences, hand-carrying, longer set-up |
| Extent of stripping | Labour, waste and repairs revealed |
| Finish system | Number of coats and waiting periods |
| Party lines and neighbours | Stop beads, shared pipes, scaffold over their side |
| Building regulations | Re-rendering most of a wall may bring insulation in |
Common questions
How should I compare quotes with different access assumptions?
Ask each to state how every wall will be reached, whether a highway permission is included and how waste leaves site. A quote that assumes clear access is not comparable with one that allows for a passage.
